Tokenizing property deeds as NFTs for secure ownership, fractional investment, and faster deals.
Problem Statement
Our project leverages blockchain technology to reimagine real estate ownership and transactions. Traditionally, property title deeds exist on paper, making them vulnerable to loss, forgery, or alteration. By tokenizing title deeds as NFTs, ownership becomes transparent, verifiable, and immutable on a blockchain ledger. Buyers and sellers can trace the complete history of a property with confidence.The platform also introduces fractional ownership through fractionalized NFTs, allowing multiple investors to co-own a property — significantly reducing barriers to entry and making real estate investment more inclusive. In addition, blockchain’s borderless nature enhances liquidity, connecting properties with a global pool of buyers and increasing overall market efficiency.Finally, smart contracts automate and simplify the traditionally cumbersome real estate exchange process. By removing layers of bureaucracy and enabling direct peer-to-peer transactions, property deals become faster, more secure, and more transparent.
Solution
The project is built using a stack of blockchain and web technologies:Smart Contracts: Written in Solidity and deployed on Ethereum-compatible networks to handle property tokenization, fractionalization, and ownership transfers. NFTs: ERC-721 tokens represent unique property title deeds, while ERC-1155 or ERC-20 standards are used for fractional ownership. Smart Contract Automation: We use smart contracts to enforce ownership rules and automate transactions without intermediaries. Frontend: A React-based interface enables users to browse, buy, or invest in fractionalized properties. Backend: Node.js with Hardhat for contract deployment, along with IPFS for decentralized storage of property metadata and legal documents. Integrations: MetaMask is used for wallet connections, while blockchain explorers provide transparency on property ownership history.One of the more “hacky” but rewarding parts was mapping traditional property documents into blockchain metadata — we used hashing to ensure document integrity while keeping sensitive details off-chain. This hybrid approach balances privacy with verifiability, making the solution both practical and secure.
